This initial discovery meeting allows you to meet our team and gain a comfort level with our firm and how we handle the home building process. We’ll discuss your expectations of us along with the general design, features and budget you have in mind for your new home. We’ll review our seven step process and present you with a preliminary project milestone schedule.
Once we have determined your overall design and included features, we can determine the actual price of your new home and execute the contract. We are also happy to refer lenders for financing, should you need our assistance.
Alterations after contract are handled as change order exhibits and agreed to in writing by both parties. Once structural elements are finalized, permit application is made to the City. The permit processing time frame can vary considerably based upon the construction and zoning nuances of your specific project. Once permits are issued, we are ready to schedule and begin construction.
Immediately upon permit issuance, we begin site clearing and preparation. Excavation and foundation installation is followed by framing and masonry work. Windows and roofing are installed to enclose the home. Mechanical systems are installed and approved, per your selected layouts. Once we have completed our thorough quality checks, rough inspections are completed with the municipality and insulation is installed. Lastly, drywall work begins.
Many refer to this as a final walk-through. At V&M we conduct our own Quality Assurance inspection before your new home orientation. We strive to eliminate punch items ahead of time, so this meeting becomes an enjoyable orientation to the features and products in your new home, rather than the typical tedious task.
Your new home is backed by a one year limited warranty and we conduct scheduled warranty inspections with you at two, six and eleven month post-close intervals.
